The short answer is that it depends on the area, the size and the features of the property. To give you a real, up-to-date reference, we analyzed the list prices of houses for sale published on the RE/MAX portal across the country.

A typical house for sale in the Dominican Republic is listed at around US$483,050 (roughly RD$14.9 million for properties priced in pesos). It is a home with about 4 bedrooms, 3 to 4 bathrooms and close to 350 m² of built area.

Survey conducted on July 24, 2026 over 769 houses for sale published in RE/MAX Dominican Republic’s national inventory. Figures reflect list prices (the advertised price), not closing prices.

Average price of a house in the Dominican Republic

Prices are published in two currencies, so we analyze them separately to avoid distorting the averages. When a market mixes very expensive and very affordable properties, the average is pulled upward; that is why we also show the median (the middle value), which better reflects what you will actually find.

The gap between the median and the average in dollars (US$483,050 vs US$811,880) confirms there is a group of luxury and beachfront homes pushing the average up. For most buyers, the median is the more representative figure.

Typical features of houses for sale

Beyond price, these are the characteristics that define the average listed house:

  • Bedrooms: around 4.
  • Bathrooms: between 3 and 4.
  • Built area: roughly 300 to 360 m² (median).
  • Lot / land: typically between 380 and 570 m².

Note that many listings do not report every square meter, so areas are calculated only over the properties that publish that data.

As a general reference: the Distrito Nacional is the most expensive area for houses, while destinations such as Punta Cana offer a very wide range (from entry-level homes to luxury villas), which explains the large gap between its median (US$320,000) and its average (US$747,671).

What factors influence a house price?

  • Location: city, neighborhood and proximity to the beach, the sea or commercial areas.
  • Size: built area, lot size and number of bedrooms and bathrooms.
  • Condition and age: brand new, remodeled or to be remodeled.
  • Amenities: pool, 24/7 security, social areas, views, parking.
  • Community type: gated project with management vs. standalone house.
  • Currency and financing: US$ vs RD$ properties and payment terms.

Important: the list price is not the final sale price. The figures in this article reflect the price at which houses are advertised. The actual closing price is usually different: there is almost always room for negotiation, and the final value depends on the property’s condition, time on market, seller urgency, appraisal and financing terms. Use them as a market reference, not as an appraisal.

This survey was conducted on July 24, 2026 using the public inventory of houses for sale on the RE/MAX Dominican Republic portal (769 house-type properties, sale operation, nationwide). Projects under construction and listings without a published price were excluded. Averages and medians were calculated separately for US$ and RD$.
