To give you a real, up-to-date reference, we analyzed the list prices of apartments for sale published on the RE/MAX portal across the country.

A typical apartment for sale in the Dominican Republic is listed at around US$215,000 (roughly RD$6.8 million for units priced in pesos). It is a unit with about 2 bedrooms, 2 bathrooms and close to 113 m², which is about ~US$1,900 per m².
Survey conducted on July 24, 2026 over 1,810 apartments for sale published in RE/MAX Dominican Republic’s national inventory. Figures reflect list prices (the advertised price), not closing prices.
Average price of an apartment in the Dominican Republic
Prices are published in two currencies, so we analyze them separately. We show the average and also the median (the middle value), which better reflects what you actually find when the market mixes affordable units with luxury penthouses.

The gap between the median (US$215,000) and the average (US$278,565) confirms there is a luxury segment pushing the average up. For most buyers, the median and the price per m² are the more useful references.

How much does an apartment cost by area?
Price and value per m² vary quite a bit by province. The table below summarizes apartments priced in dollars, sorted by inventory volume:

The province of Santo Domingo (Greater Santo Domingo, not counting the Distrito Nacional) concentrates much of the most affordable apartment supply. This is how its three main municipalities behave for units priced in dollars:

Pre-construction (brand new) vs. resale apartments
Is it better to buy a new/pre-construction apartment or a resale unit? We classified the inventory by each listing’s declared condition. These are the figures for apartments priced in US dollars (the dominant currency):

An important nuance: although resale shows a higher median total price (US$235,000 vs US$178,000 for pre-construction), the price per m² of brand-new/pre-construction units is slightly higher (US$1,964 vs US$1,875). This is because pre-sale projects tend to offer more compact, modern units, while resale includes larger, established apartments. Buying pre-construction often allows staged payment plans during construction but means waiting for delivery; resale offers immediate delivery and the ability to see the finished unit.
What factors influence an apartment price?
- Location: neighborhood, proximity to commercial areas, the beach or the sea.
- Area and layout: built square meters, number of bedrooms and bathrooms.
- Floor and view: higher floors, sea or city views, penthouse.
- Amenities: pool, gym, lobby, 24/7 security, parking.
- Condition: brand new, pre-construction or resale.
- Currency and financing: US$ vs RD$ units and payment terms.
Important: the list price is not the final sale price. The figures in this article reflect the price at which apartments are advertised. The actual closing price is usually different: there is almost always room for negotiation, and the final value depends on the specific unit, floor, view, time on market, appraisal and financing terms. Use them as a market reference, not as an appraisal.
Methodology and sources
This survey was conducted on July 24, 2026 using the public inventory of apartments for sale on the RE/MAX Dominican Republic portal (1,810 units, sale operation, nationwide). Listings without a published price were excluded, and outliers from data-entry errors were discarded (listings in dollars below US$50,000 and in pesos at RD$95,000 or less). Price per m² is calculated over units that publish their built area. Averages and medians were calculated separately for US$ and RD$. The split between pre-construction / brand new and resale is based on each listing’s declared condition; a residual group without a condition or with other categories (about 15 units) is excluded from that comparison.
