Unlike a house or an apartment, the total price of a lot tells you little on its own: what really matters is the price per square meter (m²), because lot sizes vary enormously. We analyzed the list prices of land for sale published on the RE/MAX portal across the country.

Land for sale in the Dominican Republic is listed at around US$100 per m² (roughly RD$4,500 per m² for lots priced in pesos). The typical lot spans several thousand square meters, so the median total price is around US$509,000.

Land prices in the Dominican Republic
The land market is the most dispersed of all: small urban lots coexist with large rural or beachfront parcels. That is why the average is skewed and not representative; the median and, above all, the price per m² are the right references.

Note the huge gap between the median (US$509,116) and the average (US$2,885,245): it is driven by large development and beachfront parcels. That is why, to compare lots against each other, always use the price per m².
How much does a square meter of land cost by area?
Value per m² depends heavily on location, land use and available services. The table below summarizes lots priced in dollars, sorted by inventory volume:

As a general reference: the Distrito Nacional is by far the most expensive land in the country (above US$800/m²), followed by consolidated tourist areas such as La Romana and Santiago. At the other end, provinces like La Vega, Azua or San Cristóbal offer the most affordable square meter.
Land in Santo Domingo: East, North and West
The province of Santo Domingo (Greater Santo Domingo, excluding the Distrito Nacional) holds a large share of the land inventory. Most urban lots are priced in Dominican pesos; here is how its three main municipalities behave:

Part of the inventory —mainly large commercial or development parcels— is priced in US dollars. Here the lots are far bigger and the total price rises, while the price per m² drops:

For urban lots (priced in pesos, roughly 440 to 740 m²), Santo Domingo Este has the most expensive square meter (RD$12,072/m²), followed by Santo Domingo Oeste (RD$10,000/m²), while Santo Domingo Norte is the most affordable (RD$6,352/m²). In dollars the picture changes: large development parcels dominate —especially in Santo Domingo Norte, with lots of hundreds of thousands of m²— which lower the price per m² but raise the total price. What factors influence a land price?
- Location: urban vs rural, proximity to the city, the beach or main roads.
- Land use: residential, commercial, tourist or agricultural; allowed density.
- Services and infrastructure: access, water, power, sewage and roads.
- Topography and shape: flat vs sloped land, frontage and depth.
- Documentation: clean title/survey, free of liens.
- Size: smaller lots usually carry a higher price per m² than large parcels.
Important: the list price is not the final sale price. The figures in this article reflect the price at which land is advertised. The actual closing price is usually different: there is almost always room for negotiation, and the final value depends on the exact location, land use, title status, time on market and the terms of the deal. Use them as a market reference, not as an appraisal.
Methodology and sources
This survey was conducted on July 24, 2026 using the public inventory of land for sale on the RE/MAX Dominican Republic portal (727 land-type properties, sale operation, nationwide). Projects and listings without a published price were excluded. Price per m² is calculated over lots that publish their surface area. Averages and medians were calculated separately for US$ and RD$.
